The properties listed below are just the Contingent single family and condo listings in Manchester, Merrimack and Nashua (unless you change the set of search criteria at the top). These are the listings that frustrate the most buyers because they show up on some websites and not others, and when you call about them, you're often told "sorry, they're under contract".
These properties are still being advertised for sale even though they do have a contract. Why, you ask? The contract has some contingency that the agent and seller have decided is significant enough to continue advertising the property rather than mark it as fully 'Pending'. The contingency can be anything from a basic home inspection contingency to a sale of home contingency (often with a deadline for the buyer to get their home under contract, and sometimes even a kickout clause for them to either remove the contingency or release the seller if the seller receives a better offer within the specified time frame).
The only way you can purchase one of these properties is if the current contract is terminated. Once in a while, the appearance of a new offer can force the termination of an existing contract, but it's very rare.
